Q1 2025 Real Estate Snapshot: A Balancing Act in Sandy Springs
Sandy Springs real estate in the first quarter of 2025 didn’t deliver any sweeping changes—but it did reveal some subtle shifts that may hint at trends to come. Good news to bear in mind as you review the stats is that over half of the homes that sold last quarter closed at, or over, list price!
Single-family home sales inched up slightly from the same time last year, particularly in January, where closings rose from 21 to 33. Pricing, however, told a different story. While February saw a bump in average sale price, March dipped below last year’s numbers, suggesting that even the city’s high-end market isn’t immune to pressure from rising interest rates or shifting buyer priorities. Overall, there was a 1.6% decrease in single family home prices for Q1.

On the attached home front—think condos and townhomes—activity was quieter. Fewer units sold in Q1 2025 than in Q1 2024, especially in February. Still, average prices held relatively steady, even posting a healthy rise that same month. Overall, there was a 2.1% decrease in average sale price for condos and townhomes.
