Sandy Springs 2021 Real Estate Market Report

The real estate market in the metro Atlanta has been cruising along in 2021, and Sandy Springs is no exception. 425 homes changed hands in Sandy Springs between January and September of 2021. This figure does not include quiet listings outside of the MLS system. The top ten sales from FMLS are listed below in order of price.

The most expensive home in Sandy Springs so far this year is a 13k square foot home that sold for $4,750,000. There has been only one other sale price over $4 million, and the rest of the top ten homes sold for over $2 million. Most of the highest priced homes were only on the market for a few months, and the largest sale closed in just over a month!

The top end of the market is always exciting to watch, but the majority of the homes sold in Sandy Springs were more affordable. The average home sold in Sandy Springs in 2021 is a 4,000 square foot home around $873,000.

The condominium market in Sandy Springs is booming as well, with 492 condos sold so far for an average of $284,000. The new Aria properties are a big draw for condominium shoppers. Aria condos account for seven of the top ten sales, and TWENTY TWO of the top twenty five!
