The Real Estate Bidding Wars of Sandy Springs

We are used to hearing about bidding wars in California, but post-Covid tight inventory and rising building costs are two main factors contributing to historic numbers of bidding wars right here in Sandy Springs. Close to half of the homes sold in Sandy Springs during the first 4 months of 2022 have sold for over list price. We were curious to pin down some of these numbers and also see if we could spot any patterns for property sold at or over 100% of asking.

221 single family homes sold in Sandy Springs during the first 4 months of 2022. Of those, 35 sold at list price. 102 homes, close to half, sold over list price. Only one home listed for over $2.5 Million sold at 100% of asking price. All of the remaining homes sold at, or over, list were under $2.5 Million. We found an overwhelming majority of the homes that sold at, or over, list price in the $1 Million+ category were renovated or updated to current design trends. We zeroed in on this price range to take a closer look at the similarities of the homes that inspired bidding wars. When viewing the photos of all of these homes, we saw a great deal of crisp, white walls and kitchens. Exterior spaces with pools and outdoor kitchens, as well as lushly landscaped, or otherwise beautiful and relaxing yards were another common theme. Trendy staging was a third. The most expensive to sell at list price in Sandy Springs was built in 2018 and is located on ¾ acre about a block from Chastain Park.  The finishes are gorgeous throughout, and outside space includes a walk-out bluestone covered patio with fireplace overlooking a stunning pool and backyard.

The most expensive to sell for over list price, this home photographs beautifully!  Built in 2016 and over 9,000 sq ft, the house is perfectly staged.  Both the finishes and the furniture are airy, neutral and current.

This home is one of THREE that sold in Glen Errol subdivision year-to-date for over list price!  At 109% of asking, this house has been painted white inside and out.  While some of the finishes inside the house are more current than others, the crisp, bright paint job is the most efficient and economical way to dramatically update the home.
